It is our experience that the most often questioned and most expensive charge that residents may incur when moving out is the replacement of the carpet due to damage. While we make every effort to keep the existing carpet in place, we are unable to do so if the carpet is damaged and will be unacceptable to a new resident moving in. Damage includes but is not limited to small burns, bleach marks and stains which remain after the carpet is cleaned by our contractor.
The “life” expectancy of a carpet at Queen Anne’s is seven (7) years. Therefore, residents are held responsible for any remaining “life” of a carpet if there is damage which warrants carpet replacement.
For example: The cost of the carpet replacement is $1,500. The carpet was installed three years ago but due to damage it must be replaced. The leaseholders moving out of the unit are responsible for the remaining four years of “life” of the carpet. Therefore, $857.14 will be deducted from the deposit on file. ($1,500/7 X 4 = $857.14).
